Results are estimates

The future index is unknown. A result based on an index value you select is a scenario, not a prediction. A worst-case path describes how quickly the entered contract terms could permit the rate to rise; it does not claim that the rate will follow that path.

Principal and interest only

Displayed payments exclude property taxes, insurance, mortgage insurance, escrow adjustments, HOA charges, fees, delinquency, and other amounts that can change a total monthly payment.

Supported loan types

The calculator is intended for ordinary, fully amortizing adjustable-rate mortgages. It does not model interest-only periods, payment options, payment caps, negative amortization, balloon payments, or other nonstandard payment structures.
